A Tiny House Thatll Make You Want A Slice Of San Juan Islands Real Estate Life At Home

The Tiny Homes are stick-built on their trailers or skids. In most cases their plumbing, electrical, insulation and interior finishes are similar to a stick-built home but they are not always built to the code of a stick-built home. Other rules and regulations such as density, health and safety would apply in the permitting process and once the Tiny Home is installed on a foundation and considered real property.

Large windows of all shapes and sizes frame the beautiful views. The kitchen is made out of reclaimed wood bits and pieces. The bathroom is a beautiful design, with a live edge bathroom countertop. In addition to the solar panel setup, the San Juan Tiny House runs off-the-grid with a water tank in the bathroom and a propane-powered water heater.

All of the details including tongue in groove accents on these drawers just add to the beauty of the home while not taking away from the functionality. The living room area enjoys a porthole opening to the outdoors. The kitchen is designed to be both compact and functional. There are four more 360 watt panels ground mounted away from the house for maximum insolation. Wires for all these panels get routed into Greg’s closet where the charge controller and inverter live.

For the final question on everyone’s mind, how much did it cost? Factor in labor/overhead/profit and the final price would be over 100k. On the other side of the galley kitchen, a Kimberley woodstove provides primary heat for our chilly Colorado winters. Using Portuguese tile and a decorative metal grate, we separate the stove from the 10 cu ft LG refrigerator with bottom freezer.

Having States and Counties acknowledge that the Tiny Home is a housing source for our citizens will expedite the local efforts to provide regulations. These homes need to be safely built for occupancy, be able to be sold, resold, financed and insured. The County doesn’t have any occupancy regulations attached to their RV definition so it is silent as to whether the RV on site can be used just for recreational camping, or nightly or long term occupancy. However, many plats have Covenants, Conditions and Restrictions that indicate the RV or Trailer may only be on site during the course of construction or only on site for a certain number of months at a time. You can park your Tiny Home on your property as it is considered an RV but you may only have one parked as two or more are considered a Recreation Vehicle Park which requires permits and applicable zoning.

As a variation of the San Juan model, this home features a flat roof with a roof deck. A spacious wraparound deck was built around the unit to add to the living area. And so you can see the addition of beauty in this home, this angle show you the back of the home with a combination of cedar planks, reclaimed wood, and corrugated metal as siding options that just give it a rustic and artistic look. Up that ladder is what I would call the master sleep space. With a larger area, it makes it simple to add a full or queen-sized bed.

“Recreational vehicle park” means a commercially developed tract of land on which two or more recreational vehicle sites are established as the principal use of the land. Wildwood Lakefront Cottages also offers the Salish, Whidbey, and Bellevue from West Coast Homes, and the Wedge and Caboose models from Wheelhaus. The galley kitchen includes a full size dishwasher, freestanding range, and a French door refrigerator. The San Juan has a spacious living area with fireplace and large windows that overlook the lake. Larger than some, with a sloping roofline looking like a mountain range, the San Juan is truly a perfect tiny home for a family of adventurers.

A Kimberly wood stove sits across from the kitchen counter. The roof’s shape was based on the Pequod model, but with some modifications to make the roof and ceiling installation easier. Found you on YouTube today by accident, and wanted to say AMAZING build on your personal tiny home!!

In this instance I would design a tiny house that has permanent downstairs bedroom, which just means you will probably need a longer trailer. I just watched the video tour Stephanie did of your house, and it’s gorgeous. I’m really interested in having a lot of the elements you used when I design my own tiny house, so it was great to see them in use in ways I could imagine incorporating.

I’m sorry, I don’t, and this setup was specific to this build. Our flooring on the main level, except for the bathroom, is reclaimed elm that was milled into t&g from very old barn beams. We did a herringbone pattern on top of the entry platform to give it some pizzaz and welcoming warmth. Because the entry door is over the wheel well, this required a platform for safe entry/egress. We stretched this platform all the way to the pull out pantry, providing enough width for 5 drawers which are all used for long term shoes storage.

There is a 36″ tin wainscot, stained cedar shakes, and barnwood. Some of the barnwood was used to create a sunbeam pattern with porthole windows spaced in the rays. The exterior also has porthole windows as well as standard glazing installed. Further, guidelines apply regarding the rental of the real property structures. If you have a main house and ADU, only one may be rented nightly subject to a vacation rental permit. The other structure must be occupied by a tenant on at least a month-to-month or by the owner. You may not rent out the main and guest house on a nightly basis unless they are rented to the same party simultaneously.

San Juan is name place that holds a special place in our hearts. The land we call home is surrounded by it, quite literally. There is a San Jaun county to our North, and also to our South. The San Juan River originates high in the eastern San Juans at the Continental Divide, flowing down into Pagosa Springs before emptying into Navajo Lake. The Animas River that is the lifeblood of Durango winds its way south until meeting the San Juan River just on the other side of the New Mexico border and downriver from Navajo Lake.
